Planning Board approves reconstruction of single-family home at 4 Del Prete Drive

HINGHAM — Planning Board unanimously approves Del Prete Drive reconstruction. Chair Tracy Shriver and members Gary Tondorf-Dick, Gordon Carr, and Kevin Ellis voted to grant Site Plan Approval for Stephen Niosi's single-family dwelling reconstruction after applicant revised plans moving the garage back 5 feet and lowering the floor area ratio to 0.38. Ten conditions were imposed, including preconstruction review, tree protection areas, construction vehicle containment with 7:00 AM start time, stormwater inspections, and 24-month tree maintenance.
Board members discussed potential 2027 Town Meeting warrant items including floor area ratio standards and façade ratio concepts to address neighborhood concerns over scale and size of new construction.
